Who are West North West Homes Leeds?
West North West Homes Leeds (WNWhL) is an ALMO (Arms Length Management Organisation), a company that is 100% owned by Leeds City Council. Set up by the Council in April 2007, WNWhL is one of the three non-profit making ALMOs managing and improving Leeds housing stock. We are an autonomous, self-governing organisation with a Board of Directors made up of customers. independent members and local councillors. We are responsible for:
- your local housing office
- collecting your rent
- managing your estates
- inspecting and arranging day-to-day repairs to your homes
- dealing with breaches of tenancy
- consulting you as a council tenant and making sure that you, and all tenants, have a say in the future of your area
- letting council homes
- managing and arranging the modernisation and improvement of council homes
- employing staff.
Our contract with the Council is set out in a Management Agreement and the ALMO is paid a management fee for carrying out its housing duties. Rents and service charges are still set by the council who control the Housing Revenue Account (HRA) and capital investment although our Board of Directors have the freedom to set our own service standards, capital programme and most policies, with the exception of the Council's Lettings Policy.
The Management Fee received by WNWhL enables us to carry out repairs and maintenance to your property and provide the necessary management services through our Head Office and local Neighbourhood Housing Offices.
