The aims and objectives of a walkabout are as follows:
-
To contribute towards a high profile, pro-active estate management service
-
To identify issues regarding communal areas within each neighbourhood
-
To identify issues regarding individual properties within each neighbourhood
-
To enable local residents to become involved in the ALMO’s estate management service
-
To help highlight on-going issues across the neighbourhood and influence the content of any environmental works that may need doing.
-
To provided an ‘audit trail’ of issues and action taken for future reference
So what will happen and why do we carry out Estate Walkabouts?
Upon arrival the Neighbourhood Management Officer will give a brief outline to the group on the purpose of the inspection and what we are looking for. A copy of the walkabout guide list should be issued to help everyone focus on the main issues.
Throughout the inspection the officer will keep a record of any problems that are identified and photos as evidence where appropriate. This will either be written on a Estate Walkabout form or by recording the information on a dictaphone..jpg)
The officer will give an indication to the group of what action is likely to be taken to each issue that arises, timescales for resolving each issue and who is responsible for undertaking the work.
Copies of the action points from each inspection will be sent to all councillors for that ward and every resident who attended the inspection. Details will also be fed back to resident association meetings and other community forums. Area panel, Tenants and Leaseholders groups will receive regular reports on the findings from these inspections. Tenants newsletters and the website will feature outcomes from inspections and what action has been taken as a result.
Who can attend?
WNWhL wishes to see a variety of residents and local councillors involved in the estate walkabouts to enable a wide range of issues and solutions to be identified. Therefore, the following people will be notified of the dates of future estate walkabouts:
-
Local residents (including Leaseholders)
-
Tenants and Residents’ Association Representatives – where one exists within an estate, representatives of the Association will be invited to attend every inspection.
-
Local Ward Councillors –local city councillors will have the option to attend.
-
Police - Wherever possible, the local Neighbourhood Beat Manager or the Police Community Support Officers (PCSO’s) could be invited attend. Such joint working sends a strong message to residents of the neighbourhood and demonstrates partnership working on an operational level.
We will advertise walkabouts on our website, newsletter, office notice boards and inform local community groups twice a year.
If you can’t make it to a advertised walkabout why not let us know of any issues you have on your estate, give us details and we will try inspect them on the day. Email us at wnwhl.involvement@wnwhl.org.uk, and we will feed back our findings to you as soon as we can.
Follow-up action
The officer will keep a copy of the action sheet for future reference to ensure every issue that is identified is resolved as far as practically possible. This is particularly important where letters have been sent to individual residents that require re-inspection before the next scheduled inspection.
